Door County Real Estate Forms  (PDF files)

"Get it in writing" is for sure the case with Door County real estate transactions.  To facilitate the process there are forms, dozens of forms, to cover most eventualities.  These forms are developed by the State of Wisconsin, the Wisconsin REALTORS® Association, the Door County Board of REALTORS®, ZipForm®, and others.  All must meet the requirements of the Wisconsin Department of Regulation and Licensing where applicable.  Sample forms used with permission.

Knowing which form(s) to use when and how to fill them out is the purview of REALTORS®, real estate agents, attorneys, etc.  The selections below are not intended to be prescriptive or exhaustive, just examples of the forms in common usage.  When you're ready to use some of the form(s) just CONTACT JIM for quiet, competent help.

 
Purchase of a Residence - some commonly used forms
DOOR COUNTY RESIDENTIAL OFFER TO PURCHASE
Used to communicate offer terms like price, down payment, closing, etc.; provides for various contingencies such as financing, sale of Buyer property, home inspection, etc.  For a detailed explanation of this form, see  WB11 DETAIL.
DOOR COUNTY ADDENDUM A
This covers common situations in Door County such as the safety of the well water, code compliance of the well system (pump, pressure tank, etc.) when it was installed, whether or not the sanitary system has been cleared as not "failing" by the Door County Sanitarian (required in Door County), who will provide a survey, and others.  It also addresses how the cost(s) of any of the above are to be handled.
REAL ESTATE CONDITION REPORT
Sellers must prepare this form and provide a copy to Buyer; another WI consumer protection.
BUYER AGENCY AGREEMENT
Unless otherwise specified in writing, Buyers (in Wisconsin) are not considered clients of a broker who may be working with them - the broker is generally an agent of the Seller or is uncommitted. Such a Buyer is considered a customer or prospect of the broker.  If a Buyer wants to be represented by a broker as the broker's client, this form is used.
AGENCY DISCLOSURE STATEMENT
Discusses the duties of the broker in relation to the Buyer/customer; a consumer protection disclosure form required in WI
LEAD-BASED PAINT DISCLOSURE
Required for "Every purchaser of any interest in residential real property on which a residential dwelling was built prior to 1978..."

Purchase of a Residential or Hotel Condominium - some commonly used forms
DOOR COUNTY CONDOMINIUM OFFER TO PURCHASE
This is similar to the residential offer above, but considers condominium issues, including "Addendum C" which call for an "Executive Summary" of facts related to the condominium and its condominium owners association.  The addendum also requires a "Condominium Addendum to the Real Estate Condition Report" as a disclosure item, and includes a primer on "Condominium Concepts".
EXECUTIVE SUMMARY
Condominium documents tend to be voluminous - 75 pages or more are not uncommon.  To try to better communicate with consumers, this disclosure form tries to answer many of the FAQ's related to the condominium and its owners association.  The form is prepared by the condo association or its agents, not the real estate broker.
REAL ESTATE CONDITION REPORT, AGENCY DISCLOSURE, LEAD-BASED PAINT, BUYER AGENCY AGREEMENT
same as "Purchase of a Residence" above
CONDOMINIUM ADDENDUM TO THE REAL ESTATE CONDITION REPORT
This is a supplement to the above condition report that provides condominium identification and seller contact info, condo association info, current condo assessments, fees, etc. that are the unit owner's responsibility, and more.

Purchase of Vacant Land - some commonly used forms
DOOR COUNTY VACANT LAND OFFER TO PURCHASE
Buying a vacant parcel often entails issues not encountered when buying a house.  Consider questions like: Can I build a house there? What are the soil conditions for a waste water treatment system? Will the zoning permit my intended use?  This offer form speaks to these areas as well as contingencies like financing, inspection, survey, etc.
REAL ESTATE CONDITION REPORT - VACANT
Has the County announced they plan to put a road through here? ...what about underground storage tanks? - etc.  This disclosure form addresses a whole host of potential issues.

Purchase of Commercial Property - some commonly used forms
DOOR COUNTY COMMERCIAL OFFER TO PURCHASE
This offer form is similar to the other offer forms with terms, financing contingency, etc.  In addition it has provisions for a "document review contingency" (lien search, inventory considerations, authorization by a business to sell the property, etc.), an "environmental evaluation/inspection contingency", and more.
REAL ESTATE CONDITION REPORT - C
A general disclosure form that may be used for a commercial building, farm, etc.

Listing a Property For Sale - contracting with your broker to sell your property
RESIDENTIAL LISTING CONTRACT - WB1
RESIDENTIAL CONDOMINIUM LISTING CONTRACT - WB4
VACANT LAND LISTING CONTRACT - WB3
COMMERCIAL LISTING CONTRACT - WB5
These contracts cover what's for sale (including personal property, if any), at what price & terms, what the broker compensation will be, etc.  They also have a discussion of the agency relationship created by the contract, and choices pertaining to that relationship.
In addition to the listing contract, sellers usually provide the appropriate Real Estate Condition Report for the parcel that's for sale.
