* The Community Development Director (Marty Olejniczak) gave an update
on current waterfront redevelopment activities:
o Shipyard Development has completed the indoor pool, are close to
completing 6 unit condo building, and are working on Building 71.
o Palmer Johnson's 3 projects: addition to the main production
facility, paint booth, subassembly building
o TID#1 was amended to allow for cash flow into TID#2
o The City approved a land swap with Shipyard Partners, which included
the City parking lot where the six unit condo was constructed in exchange
for a strip along the Oregon St. bridge to provide a waterfront walkway.
Shipyard also gave the City a permanent easement on the south side of the
bridge to allow a walkway to Graham Park. Shipyard provided the funding &
the City provided the property and manpower to build the parking lot at NB &
1st Ave. It is a joint parking lot for Shipyard's development and for the
general public to use.
o 2nd Ave. between OR & PA streets has been vacated & Peterson Pool
will be demolished after the asbestos is removed.
o The Door Co. Co-op has been sold. The developer is considering some
type of mixed use type development. Cellcom has installed a new
communication tower on the corner of Maple & Neenah & plans to do some type
of redevelopment project for the rest of the property.
Sturgeon Bay City: The Zoning Board of Appeals met on Monday, 23 June.
Action items:
* Held a public hearing re: Variance for Leta Guth-side yard setback
at 629 GA St. Denied the request since the lot was very deep and has plenty
of room to build a garage on another portion of the property.
* Held a public hearing re: Variance for Dennis Starr-setback for
accessory building (garage) at 542 IA St. which would be closer to the
street than allowed. Granted the request since the garage would clean up the
clutter, because the lot is narrow & makes it difficult to build a
conforming garage, the garage would improve the safety and appearance of the
property.
* Held a public hearing re: Variance for Brian Lackie-setback for
accessory building (garage) at 136 W. Maple St. Denied based on finding no
hardship, the existing garage can be enlarged by 50%.
Sturgeon Bay City: The Park and Recreation Committee/Board met on 25 June.
Action items:
* Melanie Koyen, 614 S. 15th Ave. would like to offer the City the
opportunity to acquire all or part of a 4.6 acre parcel for more parkland
adjacent to Little Creek Parkway. City staff will establish a value for the
easterly half of the parcel.
* Sturgeon Bay schools are willing to have a community garden on their
leased property near Amnity Field. This item was tabled until the July
meeting.
Sturgeon Bay City: The City Council met as a committee of the whole on 01
July. Discussion items:
* Discussion took place re: the City giving the SBVC the City's
portion (30% of the collected room tax), in addition to joining the Door Co.
Tourism Zone. It was noted this was approximately $100,000 and this money
was part of the annual City budget and would have to be replaced with an
increase in taxes. It was noted the discussion on whether to join in on the
County wide room tax has been going on for quite some time and both entities
are important. The history of why the County did not join in on a room tax
when the City implemented the accommodation tax was reviewed.
* Tabled for a future meeting.
Sturgeon Bay City: The City Council will meet Tuesday, 15 July at 8 PM in
City Hall. Agenda items:
* Create a new ward (26) due to the recent annexations.
* Recommendation to allocate $5,000 for the City celebration for the
Oregon to Maple St. bridge.
* Recommendation to hire a consultant to do the Traffic Impact
Analysis for the Wal-Mart project. This will include an analysis of bicycle
& pedestrian traffic.
